May 2011 – While a legal issue precludes the establishing a project budget, we are moving forward with the master planning effort of the entire 96 acres.
Master Plan
The survey of the project was completed by Raba-Kistner and is now being used by Gensler to develop the master plan. We hav
e already held three meetings with the Internal Steering Committee and received good feedback that has allowed the design team to consolidate the master planning schemes into a single scheme. The final scheme will be presented to the Internal Steering Committee on May 25, and we expect the master planning phase to be completed by the middle to end of June.
Construction Manager at Risk
The Construction Manager at Risk selection committee is currently reviewing candidates for the awarding of the project. We expect the committee to make recommendations to the Board of Trustees on June 6, 2011, where the top candidates will do a presentation and question and answer session in front of the Board of Trustees members. In early July the Board of Trustees will then vote on the Construction Manger at Risk candidates and award the project. We expect to quickly begin negotiating a contract soon thereafter.
Local Steering Committee
Recently, an External Steering Committee, compromised of business leaders from the Kyle area and other stakeholders was formed. We will hold our first meeting with this group on May 17th and Gensler will present an update on the Masterplan.
Next Phase
The next phase of design, schematic design, cannot begin until the program is completed and the budget is defined. However, we are confident in the skills the Architect and the Construction Manager candidate yet to be selected possess, in order to be able to move nimbly to adjust the design once the budget is known without reducing square footage.
